Services

Management Fees:	Management fees are based on a flat rate per month or a percentage of rents depending on the type of property to be managed.
Leasing:	All multi-family units go on a minimum 6 month lease, and single family homes go on one year leases.
Advertising:	Passed through to owner of the property at cost.
Residential Screening:	Prospects must have a total household income equal to three times the amount of rent. Prospects should have good credit, and they must have a positive prior landlord reference and will not be accepted if this is a negative reference. We screen for evictions and will not accept applicants with evictions on record.
Leases:	We execute all leases and review the rental agreement with the approved applicants.
Maintenance:	ATCO is on-call 24 hours a day for emergencies and maintenance. Services are billed at an hourly rate. ATCO Property Management utilizes the services of our in-house handyman service. The cost of materials needed are billed back to the owner at cost. You may also use your own maintenance service or outside contractor, which ever you prefer.
Rents:	We collect rents through our offices at 101 "H" Street each month and serve all appropriate notices for late rents, dishonored checks and evictions if necessary.
Expenses:	Paid from the ATCO trust account with excess sent to the owner or owner's authorized agent at the end of each month. Direct deposit and mortgage payment is also available.
Reporting:	We tailor accounting to fit your needs. Detailed Cash Flow and Income and Expense reports will be sent to all property owners at the end of each month. Monthly statements are also available online.
